I'm pleased to announce www.concretejungledc.com! Although blogger has been a wonderful platform for the last four years, it was time to for a change. I've officially graduated to the big leagues. I purchased a domain name. I'm relaunching my blog with a new look and new features. It's still a work in progress but I'm thrilled with the results. Gemma Redux Sample Sale

Gemma Redux is one of my favorite jewelry designers. I first glimpsed her pieces on Gossip Girl. (Don't judge...I love the clothes.) Then I received a necklace for Christmas from my Mom. Then I discovered her sample sale. Yea. I'm obsessed.

Sissie Jonassen's office nook via Design Sponge

When I saw this office nook yesterday on Design Sponge, I was instantly jealous. My home office doesn't remotely resemble the photo above. It's full of paper, pens, and books. It isn't polished or well lit. My husband also shares half the office because he works from home too. I guess if one room has to look like a disaster, I'd rather it be the office vs. the living room. Yet I'm envious of this clean space with perfect accessories.

We're in the midst of refi and we just received our appraisal. Before I opened it, my heart was racing. I was hoping (with fingers crossed) our lovely abode had appreciated.

You never know in today's market. The last couple of years in real estate have been crazy. Half of DC is under water and losing money by the bucketful on their homes. We bought in 2007. I was nervous for good reason.

I am thrilled to report it's valued at 116K over our purchase price. That's right people. I'm doing a happy dance around the living room. That doesn't mean jack diddly if we decide to list our place in the near future but damn, it feels good.

U St. Girl noted earlier this week that Mercadito Ramos had closed. Curious, she confirmed that the building had recently purchased. It's now slated for redevelopment. Let the speculation begin about what type of new retail will arrive!

Jamica Joe's Jerk Chicken

POP reports that Ketcha Fire has been replaced by Jamica Joe's Jerk chicken at 928 U St, NW. I can't be more thrilled. For some reason, my husband took delight in repeating "Ketcha Fire" every time we passed that place. We pass it often. It drove me crazy!

Resdesign for corner of 14th and Wallach Pl., NW

The new building proposed for the corner of 14th and Wallach Place has been redesigned according to DC MUD. A month ago, the initial building plans for the corner were rejected.

Summer Obsession: Tuna and White Bean Salad

Tuna and White Bean Salad

This is one of my all time favorite summer recipes. It's light, refreshing and you'll want to eat it again and again. I made this for lunch when my girls and their new babies came to visit. You can serve it as a sandwich but I like it on a bed of arugla that's been drizzled with olive oil and red wine vinegar. Bon apetito!

Tuna and White Bean Salad

2 6 ounce cans of albacore tuna. One in water, one in olive oil

1 15 ounce can of cannelli beans, drained and rinsed

1 cup grape tomatos, halved

2 lemons

3 tablespoons fresh basil

2 tablespoons red wine vinegar

3 tablespoons olive oil

1 garlic clove, minced

salt and pepper to taste

Drain tuna. In a large bowl, add tuna, rinsed white beans and grape tomatoes. Cut lemons in half and squeeze lemon juice over tuna, white beans and tomatoes. Stir. Add basil, garlic, red wine vinegar and olive oil. Stir again. Salt and pepper to taste. Chill for at least an hour but preferably over night for the best flavors. Enjoy on a bed of arugla or in a sandwich.

House in Merida, Mexico via HGTV's "House Hunters International"

The first study abroad program I attended was in Cuernavaca, Mexico. While I lived in Cuernavaca, I was fascinated by the Mexican tile. It's utilized in every room in warmer climates to keep the house cool. It led to a life long love of intricate tile patterns and indoor/outdoor living. Although I'm partial to blue tile, I love the floor featured above. The neutral colors compliment the decor and add an elegant design element.

How's the neighborhood?

Washington Circle

One of the most popular questions that home buyers ask in DC is "how's the neighborhood?" It's a logical question. If you're not familiar with an area, surely your real estate agent can give you the low down about safety. Except we can't due to Fair Housing Laws.

What are the Fair Housing Laws? Laws that "prohibit the sale, rental, and financing of dwellings and in other housing related transactions based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with custodians, pregnant women, and people securing custody) and handicap (disability)." That's the definition of the Federal law. Each state has additional categories as well. DC, in particular, also prohibits discrimination based on sexual orientation.

Buyers find Realtors inability to tell them about the schools, neighborhoods, and safety frustrating. I understand but I can't violate any of the Fair Housing Laws or else I get in big trouble.

There are a number of ways for a buyer to discover the information they seek. My favorite sources are neighborhood blogs. (See my Daily Obsessions). Most neighborhood blogs aren't written by real estate agents. Therefore, they can discuss crime, schools and the residents.

The Washington Post real estate section is another valuable resource. Their "neighborhood" section allows a buyer to search all the pertinent topics.

Buying a home has many intricate steps. Doing research on neighborhoods is part of the process.

This week, several houses hit the market that caught my interest. Normally, August is a slow month for real estate in DC due to Congress being out of session/people going on vacation. Not this year!

DC Council fixes foreclosure law. As I mentioned in the last Real Estate Round Up, two of the largest title insurers in the US had decided to stop insuring foreclosures in DC due to foreclosure legislation. Thankfully, DC Council realized what a huge problem this would be for the DC housing market and revised the legislation. Whew.

oh joy! workshop

On Monday afternoon, I took a quick road trip (up and back) to Philly for a blog workshop by Joy Cho of oh joy!

Although I've done tons of research on blogging and what makes one successful, I've wanted "hands on" advice to make this blog more polished. I love the aesthetic of oh joy! and she is very successful. It sounded like a win win situation to me.

Joy had a lot of good advice. My two biggest "light bulb" moments? I need to learn Photoshop *stat* and I need to get my cameras working again. My blackberry and my husband's iphone cameras aren't good enough.

Cards galore

Overall, it was a fantastic experience. The room was brimming with people with interesting ideas. Look at those cards...creativity everywhere.

I also had a quick glimpse of my cousin Josh, who lives in Philly. You might remember me mentioning him in this post. Nice man that he is, he brought me a delicious turkey, brie and caramelized onion sandie from Termini Bros. (holy Italian cookies! *swoon*) plus this lovely confection below. Wasn't that thoughtful? I brought an apple for dinner. Needless to say, my sandie and chocolate/cashew treat were tastier than the apple.

Rue Magazine feature "750 square feet in Stockholm" pg. 124-137

Today, I'm focusing on good design in a small space. Condo living in all cities=small spaces. This is true whether it's DC or in this example, Stockholm. My favorite features in this layout are the use of color and space saving ideas. I also love the rustic floors with the modern dining room/kitchen. It's a phenomenal contrast. Check out the new issue of Rue for more international design.

As a real estate agent, I love blogs about older, dated houses being converted into something modern. A lot of buyers can't "see" the potential in these types of properties. This week, a condo at the Sonata at 301 Mass Ave, NW caught my eye. The seller took a cookie cutter condo and added unique details. Take a look.

301 Mass Ave, NW #607 is a 2 bedroom/2 bath condo with a garage parking spot. It's listed for $469,900, the yearly taxes are $3,779 and it's 816 square feet. The condo fee is $609.

The unit has many unique design features which I adore. The Sonata was built in 2006 and embraced the industrial look. It has exposed duct work, concrete ceilings, hardwood floors, stainless steel appliances, and granite counter tops...all of the prerequisite elements in a newer DC building. The seller went a step further and added amazing light fixtures which unfortunately, don't convey. If I was the potential buyer, I'd negotiate that the lights remain because they're gorgeous. I also LOVE the arched door to the master bedroom the seller added. The original door to the master bedroom was a sliding glass door. The enormous arched door way is a fantastic focal point and emphasizing the ceiling height.

The ins and outs of getting a deal to closing

In yesterday's post, the house on Harvard St, NW hadn't closed although it's been under contract for months. I speculated there might be lender or tenant problems and that's why the closing had been delayed. These days, getting a deal to closing is the hardest part of any real estate transaction.

The recent article in the Huffington Post "Can a dying deal be saved?" also focuses on this problem. Although the author concentrates on the market in NY, many of his points apply to any real estate market.

1. Don't be surprised about how much paper work is needed for your loan. Underwriting these days is no joke. More than likely, there's going to be some "conditions" on the loan that are going to cause a major panic. For example, previous clients had been pre-qualified by several different lenders, including some of the big boxes. We found a place, it was under contract, and then WHAM. The bank starting giving us problems about one of the sources of income. Although my client worked for the Federal Government, it was through a contractor. This contractor was considered a "temporary employer." If you work for a temporary employer, you have to work with them for three years for your loan to be approved. My client had been with the contractor for close to a year. So much for those pre-qualification letters. This caused all sorts of problems. We had to find a new lender, do another appraisal and scramble for paper work mid deal. We did close but it was an awful experience for my clients.

2. If you're buying a condo or coop, make sure the building doesn't have a high investor ratio BEFORE you write a contract. Having a high investor ratio wreaks havoc on your interest rate and your down payment. The interest rate and down payment will be higher. Also make sure the building meets Fannie and Freddie guidelines. They're ever changing. If the building doesn't meet their guidelines, your loan won't be funded.

3. If there are tenants, make sure the listing agent is following the TOPA laws. Has the listing agent given the first right of refusal? When? Has the second notice been given? Are the tenants moving out as they're supposed to if they aren't going to buy the house? If not, your closing could be delayed indefinitely.

The moral to this story: Be prepared. Be ready for headaches. Be patient.

First Friday-Did they sell?

In April, I featured two houses that caught my eye. Let's see what happened to them.

606 14th St, NE was a 2 bedroom, 1 bath rowhouse in Capitol Hill within walking distance to H St. Corridor. Listed for 349K, this is an excellent condo alternative. Although it's narrow, it's 1096 square feet, has hardwood floors, a fireplace and off street parking. The taxes are $3160 a year. It went under contract in 10 days and sold for $348,000 with a $9,000 seller subsidy. Somebody got a good deal!

1713 Harvard St, NW is a 3 bedrooms, 2 bath town house located near the zoo for 619K. Designed by modern architect Joseph Abel, it has an open floor plan, a lovely patio with a hot tub (!), and two car parking. It's 1248 sf and the taxes are $4298 per year. It was reduced to $599,000 and went under contract after 44 days. It's still under contract in the MLS although it says the closing date is 6/30/11. Maybe there's been problems with the loan or there were tenants. Those are the two most common problems when the closing date gets delayed.

Blackbyrd Warehouse

Blackbyrd Warehouse, the latest Hilton brother's venture, opened a week and a half ago. POP has a great preview of the space which I read avidly. You know I love a new restaurant in the 'hood especially one by the Hilton brothers as their food is always high quality.

My husband and I went last week and enjoyed the experience. It's a raw bar so if you don't like seafood, this is not the place for you.

Oyster happy hour

For the oyster lovers out there, they have an oyster happy hour from 5:30-7pm. Oysters are $1. I don't eat oysters but my husband loves them. He said Blackbyrd's were fresh and delicious.

We also tried the heirloom tomato salad, the steamed shrimp, a special of red mullet stuffed with ratatouille and the crab cake sandwich.

We were not impressed with the heirloom tomato salad. Reviewers on Yelp! loved it but it needed more acid. (I know I just went "Top Chef" on you. But it did..a splash of lemon or vinegar would have made the dish outstanding.)

The highlight of the meal was the red mullet stuffed with ratatouille. I'd never eaten red mullet before and it was yummy. The ratatouille was well seasoned and I loved the micro greens. It seems the specials at Blackbyrd will be a highlight.

The shrimp was what we expected: steamed shrimp served cold. I enjoyed them. I also loved the finger bowl that they brought to the table after we finished with the shrimp.

The crab cake sandwich was delicious. It was rich, the slaw was a nice touch and we ate every bite.

We'll visit again. I loved the atmosphere, decor and as always, the music was excellent.

1335 R St, NW

I'm so excited to feature this listing today! I drive down R St, NW a lot and I've been watching the progress of this place for months. Several months ago, 1335 R St, NW was an empty lot. The builders have been busy and today, it finally hit the market.

1335 R St, NW is two condos not a house. Only 1335 R St., NW #1 has been listed in the MLS. #1 is a 3 bedrooms/3 bath duplex unit (basement and first floors), it's 2,100 square feet. It's listed for $1,200,000. The condo fee is $241.79. The taxes are TBD since it's new construction. It has top of the line finishes (Sub Zero, Wolf and Bosch to name a few), a wine refrigerator, marble counters, Brazilian cherry hardwood floors, a gas fireplace, surround sound, outdoor space and secure parking.

#2 is the exact same except it's the top two floors and it's listed for $1,400,000. As you can see from the top picture, they're completing the details.

Since there's no interior pictures posted, I can't wait to check out these condos myself. Both are Open this weekend on Saturday and Sunday from 12-5pm.

Cool it

It's too hot for me to think or write anything substantial. I have brain melt. I told my clients the wrong time for my closing! I never get that mixed up.

I am focusing on staying cool today but I know it's going to be impossible. I have to run around town. I can't hide in the AC.

I'm also dreading showing property this weekend. I can already imagine how sweaty I'll be and that's such a horrible impression.

I went swimming yesterday at Vida (Endless pool. My first experience. I really enjoyed it even though I smelled chlorine for hours after I showered) and it was fantastic. Hopefully, at the end of the day I'll be able to dive in the pool and cool off.

Hood Happenings

U St. Vida has finally opened and it's bad ass. I went on Monday and I'm impressed. I've been going to Vida for 3 years. They took the "mistakes" from the Verizon and Metropole branches and improved everthing. The Spin room is huge. The class studio is enormous and so is the Inner Fitness studio for yoga/pilates. There's tons of cardio equipment and weights. There's a TRX station plus the roof top pool. Well done.

Blackbyrd Warehouse opened last Thursday. The latest endeavor by the Hilton brothers has an industrial vibe: concrete floors, exposed brick and duct work, and vaulted ceilings. I peeked into the front on Saturday morning on the way back from the Farmer's Market. We'll be trying it this week.

Lost Society opened July 4th weekend. I've heard the food isn't great but the bar and roof top are fantastic. I'm hoping to sample both myself this weekend too. (Sounds like I'm having a big weekend, huh?)

DDOT is revamping the U St. sidewalk. Although I'm excited we're getting a face lift, I am not excited about the traffic problems this will cause. The reconstruction project in Adams Morgan is hell on wheels. I had a fab time showing property in AM earlier this month. (pull out hair now).

The Wallach Place project on 14th St, NW hit a snag. Their design was rejected by the Historic Preservation Review Board. Uh oh.

We're having a heat wave in DC. It leaves me longing for a cool room like this living room from Lonny's latest issue.

I love the mural on the wall that adds visual interest but doesn't overwhelm the decor. The organic elements (tree root table, hunk of blue glass) meld the indoor and outdoor. The couch would be perfect for reading the latest summer thriller. I could enjoy the sunshine but not sweat buckets. I feel refreshed already.

Cherry-Ginger Cobbler

Step 1: Pit the cherries

I love to bake and I love the farmers market. Yesterday, I combined those two loves and made my first cherry cobbler. I know it's not rocket science but it was a lot of fun plus it was delicious.


Step 2: Bring cherries, sugar, vanilla, lemon and cornstarch to a boil.

The recipe, which I adapted from epicurious.com, is really easy. The most arduous part was pitting the cherries. I strongly recommend a cherry pitter. I didn't have one and used a more traditional method which ruined my manicure. Silly me.

Step 3: Once cherries come to a boil, remove and pour in a pan. Add slivered, crystallized ginger.

In total, the recipe took about an hour and a half. Thirty to forty minutes to pit the cherries and make the recipe, fifty minutes to bake.

Step 4: Add the cobber topping. Bake 45-50 minutes.

It was a huge hit at dinner.

Cherry-Ginger Cobbler

Cherry-Ginger Cobbler

4 cups cherries, picked over, rinsed, and drained well

2 tablespoons cornstarch

1/3 cup brown sugar + 1/3 cup regular sugar plus 2 tablespoons sugar (brown and white)

2 tablespoons fresh lemon juice

1/4 teaspoon vanilla extract

1/3 cup slivered crystallized ginger

1 cup all-purpose flour

1 teaspoon double-acting baking powder

1/2 teaspoon salt

3/4 stick (6 tablespoons) cold unsalted butter, cut into bits

Preheat the oven to 350 degrees. Working over a bowl, pit the cherries, discarding the pits and reserving the cherries and any juices in a bowl.

In a heavy sauce pan, stir cherries, cornstarch, 1/3 cups brown and white sugar, the lemon juice, and vanilla extract. Bring to a boil. Reduce to a simmer and simmer for 3 minutes.

In a small bowl stir together the flour, the baking powder, the salt, the remaining 2 tablespoons sugar, and the butter. Blend the mixture until it resembles coarse meal.

In an 8"x8" square pan, pour cherry mixture. Sprinkle slivered, crystallized ginger along top of cherry mixture.

Add topping.

Bake the cobbler in the middle of a preheated 350°F. oven for 45 to 50 minutes, or until the top is golden.

Korean BBQ at home

Dinner last weekend

I'm loving the Korean BBQ trend that's appearing in the latest cooking magazines. I've been enjoying this type of food for years since my husband is half Korean. As you can see from the picture above, he whips up a fantastic version of Beef Bulgogi.

This particular evening we had a Tex Mex/Korean night. He made the Beef Bulgogi mentioned previously. He also grilled pork that he'd marinated in chili powder, lime and Montreal Steak seasoning (I know that seems random but it's delicious on everything). We had lettuce leaves for the beef and corn tortillas for the pork. He also made a black bean, corn, and tomato salsa.

Our sides were absolutely delicious as well. First there was a carrot, cilantro and chile slaw. My friend brought a green bean salad with an Asian Style dressing. Sounds like a hodge podge of items but the cold veggie sides with the lettuce wraps and tacos was a delicious combo.

If you haven't indulged in this trend yet, give it a whirl. It's fantastic!

Beef Bulgogi

1/4 cup low-sodium soy sauce
2 tablespoons sugar
1 tablespoon Asian (toasted) sesame oil
1 tablespoon mirin (Japanese sweet rice wine)
1/4 Asian pear, coarsely grated (about 1/4 cup)
1/2 medium onion, coarsely grated (about 1/2 cup)
2 cloves garlic, minced (about 1 teaspoon)
1/2 teaspoon fresh ginger, peeled and finely grated
1 teaspoon sesame seeds, toasted , plus additional for garnish

1/4 teaspoon freshly ground black pepper
1 pound beef sirloin, trimmed of excess fat and thinly sliced
2 tablespoons vegetable oil
8 red leaf or bibb lettuce leaves, for serving
1 cup cooked white rice , for serving
1/2 cup kimchi, for serving
1 cup fresh enoki mushrooms, trimmed
4 teaspoons hot bean paste

In large bowl, whisk together soy sauce, sugar, sesame oil, mirin, pear, onion, garlic, ginger, sesame seeds, and pepper. Let marinade stand 30 minutes at room temperature, then add beef and toss to coat. Refrigerate, covered, 1 hour.

In large skillet over moderately high heat, heat oil. Remove beef from marinade, draining it very briefly over bowl to remove excess liquid, and then cook until browned and done medium-well, 6 to 7 minutes.

Remove beef from heat and serve by filling each lettuce leaf with about 2 tablespoons Korean sticky rice, small handful of beef, 1 tablespoon kimchi, about 8 enoki mushrooms, and about 1/2 teaspoon hot bean paste. Serve immediately.

Last week, I posted about giving a chandelier new life with a coat of spray paint. That was not my first go round with a can of spray paint. In fact, my obsession with spray paint began in May when I was revamping my dining area.

My inspiration for the walls in my dining area was the picture above from TradHome. I love the designers use of the multiple wall sculptures and mirrors. I began searching for something similar that didn't break the bank. I found my wall flowers on the Plantation Home website. (love, love, love! this website. want a million things). The only problem: the wall flowers were gold and I needed silver. Thus, my love affair with spray paint began.

This round of spray painting did not require steel wool or a primer. I laid out the paper bags and whipped out my spray paint. It literally took 30 minutes start to finish. I'm thrilled with the finished product and I think they look fab in my dining area. (Although I occasionally think I need to hang more. Any opinions?)

Yesterday was one of those days. The weather was hot and muggy. My continuing education classes, which I thought I completed in March, really aren't wrapped up. One of my deals is up in the air.

"HUD to give one billion dollars to struggling homeowners" from The Washington Post. The Emergency Homeowner's Loan Program (EHLP) has recently been launched to help homeowners that are still struggling with loan payments. Apply now if you need help as the money has to be spent by Sept. 30th, 2011.

"Local Title Insurers Stop Insuring Foreclosures" via Urban Turf. This has been brewing for several months but it's still shocking. This is going to have a huge impact on foreclosure sales in DC. Currently, the number of foreclosures in DC is at an all time low. DC Gov recently based a bill that requires lenders to mediate with homeowners facing foreclosure. This has effectively halted foreclosures in DC. Yep..that means in a couple of months, foreclosures will be flooding the market. Consumers and realtors are following this issue closely.

"The Benefits of a Bi-Weekly Mortgage Plan" by The New York Times. If you're in your property for the long haul, this could be an attractive option.

Before and After-Beach House Chandelier

My parent's beach house is adorable. Inspired by the sea glass they've discovered on the beach, it's painted in shades of blue and green with white accents. I love everything about the house except a horrible chandelier left by the previous owners. For years, I've begged my parents to let me redo it.

On my last visit, they finally caved. After a lot of cussing, my Dad and husband took down the light and I began it's makeover.

As you can see from the photo, it's really unattractive plus it's brown and gold. It clashes with the blues, greens and white. I'd read on various DIY design blogs that spray painting a light fixture can give it new life. Lately, the trend is to use a bright color. Inspired, my Mom and I headed to Ace Hardware to pick up the paint.

I purchased a can periwinkle blue spray paint, a can of silver spray paint and a can of primer. The Ace Hardware man suggested I run steel wool on the plated parts of the chandelier. If you skip this step, the paint won't adhere to those areas.

I followed his suggestion, taped the electrical bits and primed the fixture. I wanted to be certain the paint bonded to the light.

The final product is adorable and my folks love it. It adds a pop of color and contrast to the corner where it's situated. Spray paint does wonders!

Graffito cocktail round. I love the logo and how it's incorporated in the restaurant.

Graffiato opened two weeks ago and it's been receiving rave reviews. My husband and I gave it a whirl the first Friday it was open. I usually like to wait a week or two for a new restaurant to work out it's kinks (see Yelp reviews on El Centro DF) but we were in the 'hood so off we went.

We sat at the bar. The drink menu has fun details. They're serving Prosecco on tap and DC Brau plus baby bottles of Coronitas, Miller High Life and Rolling Rock. They have five artisanal cocktails. My husband sampled the Gin & ~~Juice~~ Tonic. It was a clever drink. The ice cubes contain the lime and quinine. As the ice melts, it doesn't dilute the drink. Instead, it adds to the flavors.


Gnocchi with Braised Pork Shank and Burrata, Chicken Thighs with Pepperoni Sauce, Sweet Corn Agnolotti

King Crab with Sea Urchin and Guanciale

We also sampled a number of the small plates. We tried the four dishes above and the gnocchi, agnolotti and chicken thighs were outstanding! Those three dishes are perfectly composed. The king crab leg was our least favorite dish. I'm not saying it was bad. It's delicious too but the other three outshone it. We also tried the Romaine Salad with Mint, Radish, Ricotta Salata and Apple. Our salad didn't have the apple but I still enjoyed it immensely. It's refreshing combination.

Although it seems like we ate a ton of food, my husband was still hungry when were done. I was fine and definitely felt like I'd eaten enough. Small plates are hard for him. Perhaps we should have sampled a pizza too. They looked delicious, by the way. I can't wait to eat one on our next visit.

Overall, I am seriously impressed with Graffiato. There were no opening weekend fumbles on our visit. The service was excellent. Our food came out quickly and was delicious..all of it! Even my super critical foodie husband didn't complain. Go visit immediately.

I can't get it together today. My mind is going in a million directions because a million things are happening at once.

I'm thinking about my closing today. I'm ecstatic this deal is FINALLY closing because it's been the source of a lot of angst the last two weeks. This is the fourth closing date. Use your imagination.

I'm tying up loose ends on the offer I submitted yesterday. My client told me he's pre-qualified with a lender (yea!) but I just found out that lender is in LA (boo). The chances of him being licensed in DC are slim to none. My client is from this area so I assumed the lender was local. I should know better..never assume anything in this business. He'll be fine because he's got oodles of assets. Plus we have a financing contingency. Unfortunately, that doesn't help me *right now*. Start the scramble to get a new letter.

I'm lamenting my computer crash last November because I lost all my email correspondence. It's deadly in my world and now it's biting me in the *ss. A client just emailed looking for a conversation from 9/10 about their house that's going to closing next month. Tragically, all those emails are gone. The files were recovered but not the emails. *sigh*

I'm reflecting about my Dad's retirement. Today is his last day of work. Ever. Isn't that exciting??

I'm musing about this weekend. We're heading out of town for the holiday weekend. Hip hip horaa!

I'm brooding about the drive. Due to the multiple changes of my closing date, we now have to leave with the hoi poi. Bring on the road rage.

Loan Limits

On Monday, The Washington Post published an article about how loan limits are going to affect high end home prices in the DC area. To summarize, "this fall, the government is scheduled to stop backing loans of more than $625,500, making them subject to higher interest rates and down payments. The change could drag down home prices, especially in upscale neighborhoods, and deliver yet another blow to the faltering housing market."

It was also hot topic at our weekly meeting. There was a lot of speculation if the limits will be extended or not. Also discussed was how it would impact our business and real estate in general. Meanwhile, the limits are set to expire on September 30th, 2011. This does not bode well for our region, which has shown recent price growth of 4.3% in March 2011 vs. March 2010.

Why are realtors up in arms about this change? DC is expensive. Lowering the loan limits is going to make it more difficult (and it's already difficult, thank you very little shady lenders from 2001-2007) for buyers to buy and sellers to sell. Already, sellers who were waiting to sell in the Fall are reconsidering that strategy. Ditto with buyers.

As someone from North Carolina recently commented on my Facebook page, "A 2 bedroom for only 997K? It's a steal!" Yes..I understand your sarcasm but that's the DC market. That condo happened to be in a luxury building in the middle of Foggy Bottom, it was 1400 square feet and had garage parking. You pay top dollar for the convenience of city living especially if it's luxury living.

Welcome to the DC market. It's unique, expensive and vibrant. It certainly isn't the same as markets in other parts of the country. Below is graphic about prices dropping through out the country...except in DC.

Virgina Beach Back Yard by William McDonough + Partners

Over the weekend, I attended a going away party/cook out in the suburbs of Virginia. Although the occasion was lamentable, it was a beautiful night to mingle outside. One of the highlights of my evening was enjoying the sensation of being barefoot in the back yard as the temperature cooled.

Standing in the grass (I can't tell you the last time I stood in grass! It's all concrete or sand in my life) inspired this weeks Riveting Room.

This impressive house was designed by William McDonough + Partners. The incredible landscaping in the back yard is by Nelson Byrd Woltz. Located in the Virgina Beach area off the Chesapeake Bay, it's visually stunning. Could you imagine this ambling through this oasis every day? I can.

Every once in a while, I cross the bridge and sample Virginia's fine options. My best friends, who lived in the Courthouse area for many years, recommended Earl's Sandwiches.

Earl's is so good that I took my husband there for our Valentine's lunch. They roast their own turkey, pork and beef and their fries are hand cut. My favorite is the Louie, shown above. The Cubano, the French Dip and the Turkey Cranberry are delicious as well. If you're in Virginia, Earl's is a must.

Today's cocktail of choice is the Dark and Stormy. As with the Moscow Mule, ginger beer plays a big role. *Another day and another cocktail because work still is horrible. sigh*

The picture above is the Dark and Stormy from Jack Rose. Their version had fancy ingredients that I didn't write down and it was very, very good.

*Jack Rose just opened and has an amazing roof deck. The downstairs dining saloon is opening today or tomorrow. The food on the bar menu looks good but I haven't sampled anything beyond drinks. Therefore, I'll write more at later date. It is a beautiful building and the design is stunning. I love all the rustic elements.*

I recently rediscovered the Moscow Mule. I forgot how much I love the combo of lime, ginger beer and vodka on a hot evening. It's a refreshing, light cocktail that's perfect for summer. Give it a whirl!

Moscow Mule

1 collins glass

2 oz. Grey Goose or Russian Standard Vodka

1 oz. fresh squeezed lime juice

4 to 6 ounces Gosling's Ginger Beer

Fill collins glass with ice. Add vodka, lime juice and top mixture with ginger beer. Stir. Enjoy.

I constantly day dream about what I want in our next property. Cooking and entertaining is one of my true joys. Therefore the kitchen and it's layout is important. We currently have an open floor plan where the kitchen opens to the dining and living areas. I love the functionality of being able to cook and entertain guests at the same time.

In our next place, I want a similar floor plan but with a few upgrades: a hood, more storage space, and a wine refrigerator. The kitchen featured above on the Traditional Home website is a first class representation of the elements I love: classic, modern, elegant, and serviceable.

Shake Shack burgers: one single, two doubles

This weekend, my husband and I finally sampled Shake Shack in Dupont Circle. Based on the hype, I was expecting good things and they delivered.

We arrived at the tail end of the lunch hour on Saturday and the line was out the door. Big sighs and lots of cussing ensued on my husband's end. But the money was in the meter (Yes, I drove. I had to meet a client afterward.) so off we went. The line moved quickly. Total line time was about ten minutes. I had a single Shake burger and a vanilla shake. My husband ordered two (!) double burgers. One was for lunch, the other for his late afternoon "snack." (Jeez, I wish I had his metabolism). We didn't bother with fries.

I loved my burger. It was cooked medium (hallelujah) which was fantastic. I love 5 Guys but they cook the living hell out of those burgers. I liked the Shake sauce. The milkshake was pretty damn good too. My hyper-critical foodie husband also liked it. Consensus: GO. It's yummy, fun experience.

Last night I went to a fundraiser for American Diabetes Association on the roof top of the Newseum Residences. It was a beautiful night with stunning views (see above) for a great cause.

I spent most of the night debating a financial advisor that's advising his multi-million dollars clients to NOT invest in real estate in DC. He feels renting is a smarter option. Needless to say, I was flabbergasted.

First, a disclaimer. I'm a real estate agent. Of course I think you should buy real estate and that it's a good investment.

(This is when I get on my soap box.) Beyond my natural inclinations, let's note the Harvard study that talks about the lack of affordable rentals in the United States. In addition, there's the recent Trulia report that it's still cheaper to buy than rent in DC (and in 50 other states in the US). What the hell is that guy talking about and why is he advising his clients in such a manner? Does he read the news?

I'm always up for a debate but in this case, I think I've proved my point. What do you think?

The Best of the Beach

Surf City Crab

Besides sitting on the beach and reading a million books, my favorite indulgence is the meals my husband whips up on the grill. We have a revolving menu: hot dogs, hamburgers, grilled veggies, and always, local seafood.

The trip to the local fish market is one of his favorite traditions. He frequents Surf City Crab. This year, one of the options was a strawberry grouper. Never heard of a strawberry grouper? Me either but it was fantastic! He grilled it with Soy Vay (ha!) Veri Veri Teriyaki sauce. The sauce caramelized on the grill and it was absurdly delicious. He also purchased regular grouper and made ceviche with pineapple, cilantro and lime. He topped it off with a homemade corn, black bean and tomato salsa. I love the beach.

Taylor Deli is coming to 14th and T St, NW via 14th&U. I am so excited! Salad with pastina within walking distance.

Peregrine Espresso finally opens at 14th and S St., NW. U St Girl and several other local bloggers attend the soft opening. I've yet to try it because I have a love affair with my espresso maker at home. Reports so far have been positive.

Current Boutique opened. It replaced the much loved Go Mama Go. This is their first DC outpost. Once again, there's been rave reviews. I haven't strolled about this store either. Work has been crazy the last two weeks.

I'm having technical difficulties at the moment. Once they're resolved, I've got a few additional hood happenings and photos. Stupid outages.

Coastal Living: Decorating with Seaglass Colors

My original "First Friday" featured three properties. Below is an update to see if they're still on the market, under contract or sold.


1437 Spring St, NW #32 for $349,000

1437 Spring Rd, NW is still on the market. It's a 2 bedroom/1 bath condo for 349K located near the heart of Columbia Heights/DC USA. It has hardwood floors, granite counter tops, and a fireplace. It's 768 sf, the condo fee is $230, taxes are $2,267 a year. It's been on the market 47 days.


1708 Summit Pl, NW #1708

1708 Summit Pl, NW #1708 sold for $505,000. It hit the market at $529,000 and then the price was reduced by $10,000. The reduction probably helped generate an offer. It was on the market for 38 days. To refresh your memory, it was a 2 bedroom, 2.5 bath condo with parking in a small boutique building. It's 1137 sf, the condo fee is $305 a month and taxes are $4,614 a year. It has a new kitchen, hardwood floors, a private patio and ELFA closet systems.

2219 Ontario Rd, NW is currently under contract. It was on the market 38 days and is probably slated to close sometime after the tenant vacates 6/11/11. It's a 2 bedroom, 2.5 bath row house in Adams Morgan for 583K. It's 1152 sf and the taxes are $4,853 yearly. It's 3 blocks from the new Harris Teeter and 5 blocks to 18th St, NW.

For me, this is an interesting snap shot of the market. I thought the condo on Spring Rd. would be under contract due to the price for a 2 bedroom. The other two moved at a normal pace. Price and location are the biggest factors in property moving quickly.

1833 S St, NW is a 2 bedroom, 1 bath condo in Dupont Circle for $299,000. It's a basement unit which explains the aggressive pricing. It has hardwood floors, lots of windows and is a fantastic location. It's blocks to the Dupont Metro, restaurants and bars on 17th St and Conn. Ave. It needs some updating. The condo fee is $354.38 a month and the yearly taxes are $2,805.

1205 Clifton St, NW #B

1205 Clifton St, NW #B is a 2 bedroom, 2 bath condo with parking listed for $425,000. It has a lovely front porch, hardwood floors through out, stainless steel appliances in the kitchen, granite counter tops in the kitchen and baths, programmable heated tile floors, Master Bath en suite with dual shower head system and a quaint back deck. It's a short walk to either the Columbia Heights or U St. Metros, DCUSA, and 11th St. or U St. restaurants and bars. The condo fee is $192 and the yearly taxes are $2,670. Open House on Sunday 6/5 from 1-4pm.

Summer Obsession: Grilled Corn with Soy Butter

Summer=grilling and the grilling season kick off is Memorial Day Weekend. My husband and I attended a cook out this weekend and one of our contributions was my latest obsession: grilled corn with soy butter.

I first sampled this dish at Kushi. Their version has the perfect amount of char and I always want five pieces. My husband replicated the recipe and it was a huge hit. It's easy, yummy and emphasizes the natural sweetness of corn. Plus, it's on a stick.

Here's how he made it:

Soak 12 wooden kabob sticks in water for at least an hour.

Take 6 ears of corn. Shuck and clean ears, cut in half. Skewer each piece of corn with one kabob stick.

Soy Butter:

In a food processor, combine one stick of butter, 2 tablespoons of soy sauce and 1 tablespoon of sweet mirin. Combine until mixed.

Heat grill until temperature gauge registers 400 degrees. Add corn. Brush corn with soy butter mixture. Barbecue with grill closed for 10 minutes. Open grill, baste corn again with soy butter mixture. Cook with grill closed an additional 5 minutes. Open grill and check on corn. If char isn't sufficient, leave on grill for an additional 5 minutes. Transfer to a platter. Serve and enjoy!

DC is full of pomp and ceremony on Memorial Day Weekend. There's Rolling Thunder (thousands of military and ex-military on motorcycles raising awareness for MIA's), concerts on the Mall, and parades. There's also cook outs and hot, steamy weather. I hope you're enjoying the same at your Memorial Day celebration!

First Friday-Grand Dames in 16th St. Heights

The importance of staging

There's a million articles about the importance of staging a property to sell. So why am I writing about it? Reading about it is one thing but seeing it in action is another.

I can attest to first hand knowledge as a buyer agent that staging makes a huge impact. The difference between a staged property, whether it's using the owners belongings or furnishings from a staging company, is significant.

Recently, I showed two properties that were exactly the same in sister buildings. Each was a two level, two bedroom, two and half bath condo. Unit #1 had brightly painted walls (greens, reds, oranges) and knick knacks everywhere. Unit #2 was painted a neutral tan and was de-cluttered. My clients are making an offer on Unit #2.

My Perfect Summer Cocktail

As I've noted, good weather makes me happy. I want to sit outside, read a thousand books and sip delicious cocktails.

This years perfect summer beverage is a Strawberry Lemonade. My version was inspired by Masa 14's drink. Masa 14 uses simple syrup, strawberry puree and muddled lemons. It's fantastic but sweet. My recipe is less sweet and easier to make at home.

The ingredients are simple: vodka (I like Grey Goose), three or four sliced strawberries, Pellegrino Limonata and soda water. My friends also like to add basil or mint. I'm a purist and enjoy only the vodka, strawberries, limonata and soda.

Assembling is even easier: in the bottom of the glass, muddle the strawberries. Add two ounces of vodka. Add ice to the top of the glass. Add Pellegrino Limonata until the glass is almost full. Top with a splash of soda water. Stir. Enjoy!

I've been a crazy reader since I was young and I currently polish off about seven books a week. I know. I read fast. That's why I go to the library. This weeks "Riveting Room" focuses on my idea of a perfect reading chair. It's big enough to curl up. It looks fluffy. There's books within reach. It has the same pillow I have on my couch. The pillow I lean upon when I'm reading. See why I love it?

Get Over It

In my fantasy world, this is the one that "got away."

In Saturday's Real Estate section in The Washington Post, there was a great article about how to get over the house that "got away."

I thought it was an apt subject because the Spring market has been rife with multiple offers. Everyone (buyers, sellers, realtors, media) is discussing how fast houses are going under contract and how many offers properties are receiving.

Urban Turf recently posted about the hot Capitol Hill market. In the comments section, multiple readers had something to say about the situation. One realtor commented that one house (her bid being one of them) received over 20 offers!

My clients have also been on the receiving end of this market. I wrote about in August 2010. It's continuing to happen in the 2011 season.

As a buyer agent, this is not a fun place to be with your clients. My advice is always the same: the house you end up with is always better than the property you lost in a multiple offer situation. You must have fortitude. That isn't the platitude a buyer wants to hear immediately after you lose a bid, but nonetheless, it's true. I have multiple clients that can attest to it.

Ladies Who Brunch

Sunday, I hosted a baby shower brunch and it was a ton of fun. It was a collaborative effort by all of the hostesses and the baby mama had a ball.

The mama-to-be is having a boy. I pulled some inspiration from this post by Camilla Styles at Style Notes. I also was energized by the adorable invite produced by Jackie from Undefeated Mom.

The colors for the shower were grey, navy blue and orange. The menu was frittata, bacon and date scones (huge crowd pleaser), fruit salad and mimosas. One of my guests is a vegetarian. I also served vegetarian versions of the frittata and scones.

Afterward, I had a notion that a larger dining table would be more suitable for entertaining. I adore my table but it only seats six. As you know from previous posts, I've been on a decorating binge. This is a direct result of viewing amazing properties with impeccable decor (hello Lori Graham's townhouse..I want you..) and reading design blogs and books. Recently, I completed my dining area.

Dining Area Before

I'm very fortunate to have inherited my Grandparent's dining set. It's Mid Century Haywood Wakefield designed by Charles Eames. It's in fantastic condition and I love the thought of my Dad and his brothers eating at this table in their youth. As you can see, it was Christmas and I was playing with my new camera.

I'm delighted with the "after". I cleaned up the china cabinet and arranged all the knick knacks a la Jonathan Adler's instructions from his book Happy Chic Accessorizing. I moved most of the cookbooks to the office. I regulated the decanter and olive oil/vinegar set to storage. I added the JA dachshund in honor of my Uncle Charlie's dog, Snoopy. I unearthed my Kessler cat print from my old roommate and layered it behind a Blenko glass decanter and another JA vase. (This is when you realize my true JA obsession). I added two sconces for lighting and balance. I hung the painting that I gave my husband for our second anniversary. I recovered the dining room chairs. Last, I affixed the wall flowers above the china cabinet. Wa-la...the dining area.

As I mentioned yesterday, DC is having a week of unprecedented seventy degree weather. Normally we have one week of Spring. Then it's straight to Summer and steamy ninety-five degree days. Accordingly, I'm a lot of fun envisioning my dream domicile where I can enjoy these fantastic days.

Today, I discovered 3814 Woodley Rd, NW, a breath taking property. This beauty has 6 bedrooms, 5.5 baths and it's been fully remodeled. The house is an impressive 6,000 square feet. There's a movie theater/wet bar/wine cellar in the lower level, an open kitchen, marble baths, hardwood floors and four car parking. The feature that appeals to me the most: the fantastic backyard with the heated pool. The price tag is hefty at $3,450,000 but that's irrelevant in my day dream. In my vision, I'm reading a book and drinking a strawberry lemonade on a chaise lounge on the back porch.

Growing up in North Carolina, I spent a lot of time sitting outside and soaking up the nice weather. In DC, outdoor space is a premium and it's the thing I miss the most. We have a wonderful roof deck that I use often but it's not MINE. Therefore when I see stunning outdoor areas such as the one above, I long for a house. One day.

I've never been fan of pork sandwiches until my husband discovered the Cubano at AM Wine Shoppe. Located at 2122 18th St, NW, the store opened in January 2010. For a history on the beginnings of the store, Brightest Young Things a great interview with the store proprietor (who is also the owner and GM of Cashion's) Justin Abad.

Let's get back to the Cubano. Their version features house roasted pork confit, prosciutto cotte and comte, spicy mustard, pickles and it's grilled on a panini press. This is not to be missed!

917 Kennedy St, NW was a 4 bedroom, 3.5 bath house listed for $339,700. There was a price reduction to $329,700 and it sold in 26 days at $320,000. The final result was about 5.5% off list price.


1626 Oak St, NW

1626 Oak St, NW was a 3 bedroom, 2 bath house listed for initially for $475,000. There was a price reduction to $469,000 and it sold in 22 days for $458,600. The sold price was close to 3.5% off list.

In general, DC buyers are able to negotiate 3-5% off the list price if the property has been on the market for over two weeks. If the a property is hot (under contract in 0-7 days), the buyer's negotiating power is weaker.

Light fixtures are one of my passions. They add elegance to many a dreary entry way, hall, or kitchen. This weeks Riveting Rooms is from Rue Magazine. I love this entry way because the Murano glass flower light fixture. I've gazed at this fixture online millions of times and wondered if it'd be right for our entry way. It's not but you know I like to dream. Maybe our next house.

Toki Underground

I've done a miserable job of following my New Year's Eve resolution: try new restaurants. After falling back into my standard rotation of Rasika, Bibiana and BLT, I decided it was time to venture into new territory.

There was a lot of excitement about the opening of Toki Underground, a ramen house on H St, NE. DC ramen fans have been waiting in vain for two years for the Penn Quarter Wagamama to open. The development of Toki Underground was hugely anticipated and in the first weeks of it's existence, it was flooded with customers. I doubt this will change anytime in the near future.

It's a small place with only 20 seats. Clients of mine went on a Sunday the first or second week it was open at 5:45pm and waited two hours for seats. Wanting to avoid the lines, my husband and I went early. We were the second and third customers of the evening. I guess the masses don't eat at 5pm. The restaurant was virtually deserted which gave us our choice of seats. I chose to sit in front of the windows which gave us a birds eye view of rush hour traffic. It also framed us perfectly for the Washingtonian photographer that was there for his own story.

I thought the place was adorable with lots of fun design details. Skateboard decks for foot rests, a "tree" with lanterns and cute animal bento boxes for dessert.

The ramen was pretty amazing too. I ordered the Toki Hakata Classic. The broth was rich, had a lot depth and flavor. The noodles were yummy and firm. I also enjoyed the seasonal veggies and the pork loin. My only complaint was the high level of salt. My husband (my tough, in-house ramen critic) ordered the Kimichi Hakata. He wasn't as impressed. He agreed with my assessment of the broth. He had a few additional critiques: he thought the pork should be a fattier cut and the noodles should be firmer. He grew up eating ramen and I didn't. His critiques are fairly standard from the Yelp reviews I read after we visited.

We had fantastic, attentive service which I always appreciate. Overall, I enjoyed our experience and it's one I'd repeat.

First Friday-Shepherd Park Edition

Shepherd Park is a small, historic neighborhood north of Walter Reed between Georgia Ave. and Rock Creek Park. The houses are stately, the streets are tree lined and it's convenient to downtown Silver Spring and DC. Today there's two houses that caught my eye.

1121 Kalmia St, NW is a renovated, semi-attached townhouse with three bedrooms, two full baths and two half baths. It's 1391 square feet and it's listed for $475,000. Yearly taxes are $3,681. The kitchen has been renovated with granite counter tops and stainless steel appliances. There's hardwood floors, new windows, and a slate patio.

Fast Gourmet at 14th and V St, NW

Back in December, both Prince of Petworth (POP) and U St. Girl had rave reviews about Fast Gourmet, a sandie shop in the gas station at 14th and V St, NW.

I was dubious. A marvelous new sandwich shop in a gas station? I know that's commonplace in Miami but it's not in DC.

I told my husband, who's a more adventurous eater, and one day he came home with a Cubano. I sampled it and wham, our love affair with Fast Gourmet began.

I know both POP and U St. Girl professed love for the Cubano but we're partial to the Chivito (steak, ham, fried egg, bacon, cheese, green olives) and the roasted turkey with the green olive mayo. I'm sure you can guess which one is mine. I highly recommend giving it a whirl next time you're in need of a good sandie. Yum.

This week it's all about Brookland. This neighborhood doesn't get a lot of love and I've never understood it. There are consistently well priced houses, access to the Metro (the red line), a Yes! Grocery and a bustling strip of commerce plus a seasonal farmers market.

The 20% down debate

Over the last several months, a huge debate about making 20% down payments mandatory when purchasing a home has been raging in the news, blogosphere and in real estate brokerages across the country.

If you've been out of the loop, basically the gov has decided to implement a minimum 20% down payment for conventional loans in order to obtain a mortgage at the best interest rates. If you're using an FHA loan, the minimum down payment will remain 3.5%.

What's the point? To make sure we never have another financial meltdown like the one we just witnessed.

Personally, I am not in favor of a 20% down payment. I know I'm biased. A 20% down payment would impact some of my business.

On the other hand, DC is expensive. Coming up with 20% down payment or $80,000 on a 400K property (the *informal* average price of DC property) is a struggle for most buyers. I have plenty of clients who manage to save 20% down on average salaries and I'm always thrilled for them.

Furthermore, buying a property these days is rife with hurdles. Why make it even harder?

I also don't think obtaining a loan should be easy as it was in the early 2000's. But lenders are rejecting fantastic loan candidates for the stupidiest reasons. If it didn't break client confidentiality, I could give you multiple examples.

Meanwhile, I (and every other realtor in the country) will be watching closely how the issue is resolved.

I am captivated by this rug by Madeline Weinreib of ABC Home. I first mentioned it last October. It was in Lonny Magazine and I was smitten. I took a soujourn to see it in person at the ABC Home Store when I visited NYC. It's more fantastic in person.

It was recently featured in a COCOCOZY post about blue and white rooms and I'm hooked once again. I want it in grey and white but I love the graphic pop of the blue and white version. There's also a fantastic zig zag pattern.

This week on Coco+Kelly, I fell in love with this living room full of blues. I love the flame stitch chairs with the ikat drapes. I would have never placed those two patterns in the same room but it works.

The new collaboration between Lonny Magazine and Traditional Home, TradHome, launched this week. Included in the first issue were some astonishing spaces including the living room above. Of course I LOVE the retro mirrors, star bursts and light fixtures. Surprisingly, I also adore the brown/yellow color scheme with the pops of leopard print. So chic.

It's the little things that make me smile. Goofy gadgets is one of those categories and these are my latest loves.

Middle Colors ultrasonic humidifier

My first new love is the Middle Colors ultrasonic humidifier. I have major allergies so a humidifier is a must in the winter time. My old one fogged the windows and made a ton of noise. It was wonderful white noise but it required constant attention. Then I found this beauty in the 2010 InStyle Gift Guide. I love the sleek design, it's silent and has hot or cold vapor.

Marpac dual-speed sound machine

The Middle Colors humidifier is so quiet I had to purchase a white noise machine so I could sleep. I grew up falling asleep to the noise of an overhead fan and I'm hooked. On a whim, I decided to try the Marpac sound machine from Target and it's a winner. It sounds just like a fan without the annoying breezes and there's two speeds. It's also small. I hide it behind a grouping of picture frames on my dresser and no one can see it. Yea!

Moen "Fina" pivoting paper holder

My third new obsession is the Moen "Fina" pivoting toilet paper holder. I encountered my first pivoting paper holder at parents house. They recently revamped their bathrooms by installing new fixtures and counter tops. Whoever invented this is genius. No more rolls of toilet paper springing across the bathroom. I LOVE IT.

POP confirmed that Piolia Pizzaria is coming to 14th St., NW. Since I'm a known lover of pizza of all sorts, this is excellent news. I hope it's actually good and not another nasty version of the famous DC "giant slice." gag.

DC MUD notes that PN Hoffman purchased the Verizon building on the corner of 14th and R St, NW. This confirms the rumors that the building is slated for condos.

I'm starting a new weekly feature called First Friday. Each week, I'm going to highlight listings that are hitting the market for the first time. These properties will be 1-7 days old and will captivate for one reason or another. It might be the price, decor, location or a combo of all three. This week, three piqued my curiosity.

Charleston

Folly Beach

March weather in DC is often hit or miss. Some years we have snow and some years we have Spring. Lately, it's been snow so I planned a trip to Charleston to visit my brother and sister-in-law.

It was a great weekend to be away. I was fed up with the state of my affairs and the weather had been terrible. While my husband and I lounged in 70 degree weather, it snowed in DC. The escape was exactly what I needed and we had a ball.

Charleston, as always, was delightful. My brother and his wife live at Folly Beach, a block and a half off the ocean. We rode bikes, took a walk on the beach and sat on their deck. They took us to their favorite wine bar, Bin 152 and their favorite restaurant, Fig. This is one of my favorite kind of evenings and it was marvelous.

Fig was incredible. The focus of the restaurant is seasonal, local, sustainable food. We had many amazing dishes but the highlights were "caper blades" (local oysters) on the half shell and the coddled sea island farm egg with stone crab. It was as delicious as it sounds.

I also attended the final night of Charleston Fashion Week. I love fashion so this was treat. Charleston's Fashion Week has an Emerging Designer competition a la "Project Runway." The competition was open to the East Coast and over 100 designers applied to participate. Each night, four designers showed their collection and each night, a winner was chosen. The final evening was the winners of each night and that's what we attended. It was a phenomenal experience that left me wanting more. NY Fashion Week, here I come.

All that was packed into two nights! On Sunday, we drove north to visit my best friend from college and her family who recently relocated from Torino, Italy to Greenville, SC. Unfortunately, the lovely weather of Charleston turned into a rainy, cold mess in Greenville.

Although we didn't do as much exploring as in Charleston, we have a wonderful visit. Greenville is a charming city. My friend taught my husband how to make a vegetable risotto which was outstanding. We caught up, laughed, talked endlessly about their recent home improvements (which look amazing, btw), drank vino, told stories, drove through downtown, ate an incredible meal at Coal Fired Wine Bar and Bistro, and planned potential vacations. It was the perfect way to end our trip. I came back to DC refreshed and ready to roll up my sleeves for the Spring market. I love vacation!
